How the Mortgage Estimator Works
Lenders use the standard amortization formula M = P[r(1+r)^n] / [(1+r)^n - 1], where P is the loan amount, r is the monthly rate, and n is the number of monthly payments. This calculator assumes a 30-year fixed term, then adds monthly property tax and insurance to the principal-and-interest payment for a realistic total. It does not include private mortgage insurance (PMI), HOA dues, or maintenance, so budget extra if your down payment is below 20% or the home has association fees. The 28% guideline says housing costs should stay under 28% of gross monthly income, though lenders may approve more. A larger down payment lowers both the loan amount and, potentially, your rate. Use the result as a planning target, and remember that taxes and insurance can rise after closing even when the principal and interest stay fixed. Get a loan estimate from at least two lenders, since a rate difference of half a point costs tens of thousands over the life of a 30-year loan.
Formula Used
M = P x [r(1+r)^n] / [(1+r)^n - 1], plus monthly taxes and insurance
Home price $300,000, down payment $60,000, rate 6.5%, annual tax $2,400, annual insurance $1,200. Principal and interest is $1,517; total monthly payment is $1,817.
When to Use This Calculator
- Setting a realistic housing budget before house hunting.
- Comparing 15-year and 30-year loan payments.
- Estimating how much house you can afford.
Common Mistakes
- Skipping PMI when the down payment is under 20%: Private mortgage insurance adds to the monthly cost until you build enough equity.
- Forgetting maintenance and HOA fees: A common rule is 1% of home value per year for upkeep, plus any association dues.
- Budgeting only the principal and interest: Taxes and insurance are part of the payment and can rise over time.
Frequently Asked Questions
What expenses make up a total monthly mortgage payment?
Principal, interest, property taxes, and homeowners insurance make up PITI. If your down payment is under 20%, lenders usually add private mortgage insurance. HOA dues and maintenance are separate but should be budgeted.
How is private mortgage insurance (PMI) calculated?
PMI typically costs 0.3% to 1.5% of the loan amount per year, divided into monthly payments. The exact rate depends on credit score, down payment, and lender. It usually drops off automatically once you reach 20% equity.
How does the down payment size affect the monthly payment?
A larger down payment reduces the loan amount, which lowers principal and interest. At 20% down or more you also avoid PMI. Some lenders offer a better rate at higher down payments, compounding the savings over the loan term.
What is included in principal interest taxes and insurance?
Principal repays the loan balance and interest is the lender cost. Taxes are local property assessments and insurance protects the home. Together they form PITI, the figure lenders use to judge affordability. PMI, HOA dues, and maintenance are separate.
How do you estimate monthly mortgage payments with PMI?
If your down payment is under 20%, add PMI, typically 0.3% to 1.5% of the loan per year, divided monthly. Add it to the PITI total and drop it once you reach 20% equity. This calculator returns PITI plus taxes and insurance.
